Introduction

Bunratty Castle Hotel is one of Ireland’s most recognisable hospitality destinations, drawing visitors from across the world to its unique location in the heart of Co. Clare. Following significant fire damage to the property, the hotel required a comprehensive rebuild — not just of its structure, but of every mechanical building service within it.

Fergal Warren Mechanical was appointed to deliver the complete mechanical package for the rebuilt facility, working beneath the consultants to install new systems across kitchens, bars, restaurants, and a ballroom, as well as throughout the wider hotel.

The Challenge

Rebuilding the mechanical services of a large, complex hospitality venue presents challenges that go well beyond a standard new build. The variety of spaces within the hotel — commercial kitchens, busy bar and restaurant areas, a ballroom, and guest accommodation — each carried their own mechanical requirements, and all had to be served by systems that were properly integrated, efficiently controlled, and fully compliant with current standards.

The heating system specified for the project was highly advanced, requiring precise design, careful installation, and thorough commissioning to deliver the performance the hotel demanded. The hot water system incorporated a Legionella prevention flush programme, a critical requirement in any large hospitality environment where water safety is a regulatory and reputational priority. Coordinating all of this within the pressures of a rebuild project, with multiple trades on site and a programme tied to the hotel’s need to return to operation, added further complexity throughout.

The Solution

Fergal Warren Mechanical delivered the full mechanical scope across the rebuilt hotel, installing a new natural gas system, an advanced heating controls installation serving the entire property, and a comprehensive hot water system with Legionella prevention protocols fully integrated from the outset.

The BMS installation brought all heating, ventilation, and environmental controls together under a single advanced platform, giving the hotel’s facilities team the visibility and control they needed to manage a building of this scale efficiently. The commercial kitchen, bar, and restaurant mechanical services were installed to the standards required for a high-volume hospitality operation, and the ballroom installation was completed to the specification and finish expected of a premier events venue.
