Keanes Jewellers, Limerick

Keanes Jewellers is one of Ireland’s most established and respected jewellery retailers, with a prominent presence in Limerick city centre. Their Limerick premises required a full HVAC installation to deliver comfortable, well-controlled air throughout the building – a project that called for careful planning and a clean, professional installation that would complement a high-end retail environment.

Fergal Warren Mechanical was appointed to design and install the complete HVAC system, along with heat recovery and water services, delivering a fully commissioned installation with Legionella prevention compliance on the hot water system.

The location of the project created the defining challenge of this contract. Keanes Jewellers occupies a site in the heart of Limerick city centre, where space for materials, equipment, and working access is severely restricted. Installing a rooftop HVAC system in a dense urban environment, with limited access routes, neighbouring properties in close proximity, and the need to maintain the professional appearance of a retail premises throughout, required meticulous planning and a highly disciplined site operation.

The retail nature of the building added further constraint. Works had to be managed to minimise any impact on the appearance and operation of the store, with the installation on the roof carried out safely and cleanly, and all internal works completed to the standard expected in a premium retail environment.

Fergal Warren Mechanical planned the rooftop HVAC installation in detail prior to mobilisation, identifying the access methodology, lifting requirements, and sequencing needed to deliver the works safely and efficiently on a constrained city centre site. All plant deliveries and crane lifts were scheduled and coordinated to minimise disruption to the surrounding area.

The HVAC system was installed on the roof to serve the full building, with heat recovery integrated to maximise energy efficiency and reduce running costs. Water services were installed and commissioned to the required standard, with the Legionella prevention flush carried out and documented on completion.

The result was a clean, fully functional HVAC installation that met the building’s comfort and environmental requirements, delivered on a site where the margin for error was as tight as the access routes.
